Current price developments in Altea

According to Indomio, the average sales price in Altea in June 2025 was around €3538/m², which is an increase of approximately 10.4% compared to June 2024.

In particularly sought-after areas, such as Altea Hills, sales prices of between €4200 and €4300/m² were reached, which clearly indicates that luxury real estate and exclusive locations are in above-average demand.

Double-digit growth has also been recorded in neighbourhoods such as La Vella: here, the comparison with the previous year exceeded 10% in certain neighbourhoods.

Factors driving price increases

Several factors favor this trend:

High demand for luxury real estate, especially from foreign buyers looking for exclusive villas, properties with sea views or high-quality new builds.

Limited supply in prime locations: locations such as Altea Hills, Mascarat, L'Olla or Altea La Vella offer few top-notch properties. Tight supply drives up prices. 

New builds with premium standards: Luxury new build projects with state-of-the-art equipment, good energy efficiency and spectacular locations cost much more per square metre.

Macroeconomic conditions: Stable or moderately rising prices at the national level, strong demand, and expectations regarding interest rate policy and housing standards contribute to the positive climate.

Where should we be cautious?

In the case of properties with more basic equipment or in less prominent locations, the increase in prices is more moderate. Not all offers go up as much as premium properties.

Higher prices also lead to higher additional purchase expenses, especially in high-demand areas. Those who sell must take this into account.

Properties that need renovation or that have limited views or access may experience a smaller increase in value in comparison.
